Reduction in CO2 Emissions:
The building fabric and services will be designed to a maximum CO2 index, equivalent to an Energy Performance Certifcate (EPC) "B" rating and aims to achieve a BREEAM "excellent" rating
Hot Water Services:
Inclusion of a heat exchange water heater unit for each core area linked to a local VRV/VRF system
Lighting Control:
General lighting in open plan offices will be automatically controlled by fully adjustable multi-function intelligent presence and illumination level detectors to provide constant light level control. A lighting management system will be provided for the luminaires in the open plan offces
Car Park Lighting:
Replacement of existing car park lighting with energy effcient lighting in accordance with CIBSE Lighting Guide 6 ‘The Outdoor Environment’. Luminaires will be daylight sensitive and will comply with the Institution of Lighting Engineers Guidance Notes for the Reduction of Obtrusive Light, 2005

Photovoltaics (PV):
Introduction of a small scale photovoltaic system to support or to fully operate some or all of the building’s new external lighting
Air Source Heat Pump:
Introduction of an air source heat pump linked to a low pressure hot water underfoor heating system in the atrium / reception area
Wind Turbine:
Introduction of a small scale wind turbine to support the operation of the lighting installations
Refrigerant Leak Detection:
Introduction of a refrigeration leak detection system
Water Consumption:
Low water usage sanitaryware and fittings will be utilised throughout with PIR controlled valves to each urinal cistern and the use of “hands free” timed fow taps. Additional proximity detection will be incorporated to shut-off the water supply to all urinals and WCs

Metering of Substantial Energy Uses:
All high energy consumption items of plant and equipment will be directly sub-metered
Window Blinds:
Introduction of electronically operated solar control blinds linked to the lighting management system
External Louvres:
Automatic pitch, angle and control of the external louvre fins to maximise the external solar shading of windows on the south, east and west elevations
Storage of Recyclable Waste:
An appropriately labelled, sized and located dedicated storage area will be provided as part of the building design for storage of the building’s recyclable waste streams during occupation
